A Section 137B Report, also known as a Defects Inspection Report, is an independent assessment of a property’s condition, required under the Building Act 1993 (Vic) for certain owner-built properties being sold within 6.5 years of construction or renovation.

It is designed to protect buyers from defective or unsafe building work by ensuring full disclosure of the property’s condition before purchase.

Yes, minor cosmetic works such as painting, re-flooring, or cabinetry installations do not require a Section 137B Report. Some commercial properties may also be exempt.
